Dexus Place: Online Booking Terms and Conditions – Members, Casual & Desking Customers

1. Binding nature of terms and conditions
1.1 These terms and conditions constitute a legally binding contract between you (the user of any Dexus Place Board Rooms, Immersive Studios, Training Rooms, Auditoriums, Theatrette, Video-Conferencing Rooms, Meeting Rooms, Business Lounges or Dynamic Desk (each a “facility”) and The Work Project (Sydney) Pty Ltd (ABN 41 649 120 196) (referred to as “Dexus Place”).
1.2 By using a facility or the amenities provided by us in connection with those facilities you accept these terms and conditions and agree to be bound by them. Dexus Place may change these terms and conditions from time to time upon giving written notice to you. If you do not agree to any of the changes to the terms and conditions you may terminate your booking on 7 days notice.
2. Bookings of Dexus Place facilities
2.1 A Dexus Place facility must not be used unless a user has a confirmed booking for use of that facility at the specified time.
2.2 All bookings must be completed in full and all necessary fields need to be completed. In the event of additional services being requested, these need to be stipulated at the time of booking, as Dexus Place will not be held liable for incorrect or insufficient details.
2.3 The fee is the total amount to be charged and any additional services quoted for at the time of booking. Payment must be made in full prior to any bookings being confirmed.
2.4 Once you have submitted your booking form online and you have made payment in full, we will send you a booking confirmation email (“Booking Confirmation email”).
2.5 Your Booking Confirmation email constitutes a binding agreement to hire the venue facilities and services provided by us.
2.6 If payment is made by credit card, the nominated credit card will be pre-charged so in the event of additional requirements being required (e.g. additional catering), the corresponding amount will be deducted at the end of the event as per the rates schedule sent to you with your Booking Confirmation email.
2.7 Guest numbers and requested room layout will be taken into consideration when allocating your facility. We reserve the right to change allocated rooms and advertised facilities provided that the changes do not materially adversely impact on the purpose for which your booking has been made.
2.8 Bookings of the following combined spaces will be booked at the rate of double the hours of actual use (1 hour per room, per hour):
- 2.8.1 Embly 1 + Embly 2 at Dexus Place Eagle Street, Brisbane
- 2.8.2 Kalgan + Bokhara at Dexus Place Eagle Street, Brisbane
- 2.8.3 Merindah 1 + Merindah 2 at Dexus Place 480 Queen Street, Brisbane
- 2.8.4 Kent 2 + Kent 3 at Dexus Place Margaret Street, Sydney
- 2.8.5 Auditorium and Bennelong at Dexus Farrer Place, Sydney
- 2.8.6 Exhibition 01 + 02 at Dexus Place 80 Collins, Melbourne
- 2.8.7 Exhibition 02 + 03 at Dexus Place 80 Collins, Melbourne
2.9 Bookings of the following singular spaces will be booked at the rate of double the hours of actual use (ie a booking of 5 hours will be treated as a booking for 10 hours) due to the size & inclusions:
- 2.9.1 Theatrette:
- 2.9.1.1 Dexus Place 240 St Georges Terrace, Perth
- 2.9.2 Auditorium and Business Lounge:
- 2.9.2.1 Dexus Place 240 St Georges Terrace, Perth
- 2.9.2.2 Dexus Place Eagle Street, Brisbane
- 2.9.3 Auditorium and Bennelong at Dexus Farrer Place, Sydney
- 2.9.4 Auditorium at:
- 2.9.4.1 Dexus Place Eagle Street, Brisbane
- 2.9.4.2 Dexus Place, Margaret Street, Sydney
2.10 Exhibition 1, 2 & 3 at Dexus Place, 80 Collins Street, Melbourne will be booked using 3 hours per hour.
3. Booking Cancellations and Modifications
For Casual Bookings
3.1 Facility hire is subject to the below table. Cancellations must be made via the Dexus Place website. If a booking is for a multiple and or consecutive days, the cancellation policy applies to each individual facility booking.
3.2 Facility booking dates may be brought forward (subject to availability) free of charge. Facility booking dates may be postponed if new booking date supplied and subject to availability, however postponement fees may apply depending on the notice period provided prior to booking date per the table below. Postponements must be made via the Dexus Place website. If a booking is for a multiple and or consecutive days, the postponement policy applies to each individual postponed facility booking.
3.3 If a more expensive Facility or a longer booking duration is required after a booking has been made, this will be subject to availability and fees may be increased.
3.4 If a less expensive Facility or a shorter booking duration is required after a booking has been made, this will be subject to availability and the fees outlined in the table below will apply as if the booking was being postponed (unless the booking date is being postponed as well as being a shorter booking, in which case only one postponement fee will apply).
Casual – Cancellation refunds
- Four (4) weeks or more [28+ days]: 90% Refund
- Between two (2) and four (4) weeks [14–27 days]: 80% Refund
- Less than two (2) weeks [0–13 days]: 10% Refund
Casual – Postponement refunds
- Four (4) weeks or more [28+ days]: 100% (Full) Refund
- Between two (2) and four (4) weeks [14–27 days]: 80% Refund
- Less than two (2) weeks [0–13 days]: 50% Refund
For Membership Bookings

4. Catering
4.1 Catering orders must be prepaid in full no later than 7 days in advance of a booking.
5. Use of Dexus Place facilities
5.1 Subject to availability, Dexus Place will make its facilities and associated amenities available for booking during business hours on weekdays (8:00am – 6:00pm) and excluding public holidays. Minimum booking times can apply subject to the room type. We may agree to allow you to use our facilities outside of these hours for an additional cost.
5.2 You are responsible for the space allocated to you for any booking. Any damage to allocated facilities or their contents (or any other part of the building in which the facilities are located) incurred as a result of you or your invitees’ (or representatives of either) acts, omissions or negligence will result in a charge based on:
- (a) The costs of repair; and
- (b) The value to us of any subsequent loss of business or trade or other commercial activity suffered by us.
5.3 You warrant that you have all necessary software licenses and permits relating to any software required to be installed and/or used on our computers.
5.4 Externally purchased food and beverages may not be brought into Dexus Place for consumption.
5.5Dexus Place will require charges for additional goods and/or services used to be paid on the day of consumption/usage.
5.6 Meeting rooms must be cleared at the end of each day (except for our furniture and equipment) and you are solely responsible for your belongings left at the center.
5.7 Smoking is strictly prohibited at all Dexus Place facilities.
6. Booking and Use of Outdoor Terrace – Dexus Place One Farrer, Sydney & Dexus Place Two Forty, Perth Facilities Only
6.1 In addition to the usage requirements set out in clause 5 above, when using the outdoor terrace area at the Dexus Place One Farrer & Dexus Place Two Forty facilities (each a “Terrace”), please refer to the Terrace Booking Terms & Conditions separate to this document.
7. Disclaimer
7.1 Dexus Place will provide the facilities and any related services with due care and skill, but the facilities are provided on an AS IS and AS AVAILABLE basis without any representation or endorsement made and without warranty of any kind whether express or implied, including but not limited to the implied warranties of satisfactory quality, fitness for a particular purpose, non-infringement, compatibility, security and accuracy.
7.2 For the avoidance of doubt, you are not entering into any relationship or agreement with the owners of the building in which the facilities are located (the “Building Owners”), and you acknowledge that you have no claim against the Building Owners in relation to the facilities or the provision of any goods and/or services provided by Dexus Place in connection with those facilities.
7.3 To the maximum extent permitted by law, Dexus Place and the Building Owners exclude all liability to you or anyone else for loss or damage of any kind (however caused or arising) including consequential loss relating in any way to the facilities including, but not limited to, loss or damage you might suffer as a result of:
- (a) Personal injury or property damage of any nature resulting from your access to, and use of, the facilities and any purchases of goods and/or services acquired in connection with use of the facilities;
- (b) Defamatory, harmful, offensive or unlawful conduct of any user of the facilities; or
- (c) Any unauthorized access to or use of our facilities except to the extent caused or contributed to by Dexus Place or the Building Owners.
7.4 Prior to submitting any online booking, it shall be your responsibility to make all necessary enquiries and take any action you consider necessary if you require insurance that covers you in respect of your use of one or more of our facilities.
8. Liability and Indemnity
8.1 You agree to indemnify and hold Dexus Place and/or the Building Owners and their employees and agents harmless from and against all liabilities, legal fees, damages, losses, costs and other expenses in relation to any claims or actions brought against Dexus Place and/or the Building Owners arising out of any breach by you of these terms and conditions or other liabilities arising out of your use of the facilities, except to the extent caused or contributed to by Dexus Place or the Building Owners.
8.2 Dexus Place accepts no liability (including for loss or damage, whether direct or indirect) for any act, omission or default, whether negligent or otherwise of any third-party provider of goods and/or services in connection with the use of Dexus Place facilities except to the extent caused or contributed to by Dexus Place. If the liability of Dexus Place cannot be excluded, and to the extent permissible by law, such liability is limited to the amount prepaid by you or the minimum remedies required at law.
9. General
9.1 If any part of these terms and conditions is deemed invalid, illegal or unenforceable for any reason by any court of competent jurisdiction then it shall be severed, and the remaining parts shall survive and remain in full force and effect and continue to be binding and enforceable.
9.2 Both parties must engage in a professional dispute resolution process to resolve any disputes prior to the issuing of proceedings.
9.3 These terms and conditions are governed by the laws of the State or Territory in which the relevant facility is situated, and both parties submit to the exclusive jurisdiction of that place.
